Dubai has been promising Jumeirah Marsa Al Arab for years. Originally planned to open in 2021, delayed by the pandemic, it finally opened its doors on March 14, 2025 and immediately positioned itself at the very top of Dubai’s luxury hotel landscape. Alongside Bulgari Dubai, it is now widely regarded as the most luxurious resort in the city. Having done a staycation there ourselves, here is our honest review of Jumeirah Marsa Al Arab Dubai.

Jumeirah Marsa Al Arab completes the Jumeirah group’s nautical trilogy on this stretch of Jumeirah Beach. Burj Al Arab is the iconic sail. Jumeirah Beach Hotel is the wave. And now Marsa Al Arab is the superyacht, designed by Shaun Killa with interiors by French designer Tristan Auer, drawing on warm tones, marble surfaces, organic wood and silk carpets that give it a super nice feel. The result is a building that looks extraordinary from the outside and feels even better inside.
With 386 rooms and suites, 82 serviced residences, an 82-berth superyacht marina, 11 restaurants, 4 bars, a 3,500 sqm Talise Spa and two private beaches, the scale of the project is ambitious. What is genuinely impressive is how well it all holds together. This review of Jumeirah Marsa Al Arab Dubai will cover everything from the rooms and service to the dining, pools, spa and what makes this property the new benchmark for luxury in the city.
As Dubai residents doing a staycation, our arrival was naturally more straightforward than it would be for international travelers. That said, the check-in experience itself is worth highlighting in any review of Jumeirah Marsa Al Arab Dubai. The lobby is intimate, beautifully designed, and the entire process took just a few minutes. No long waits, no paperwork to speak of, just a warm welcome and a smooth transition straight to the room.
Waiting for us on arrival were chocolates and some of the most delicious macarons we have had in Dubai (I guess they come straight from the Pierre Hermé shop downstairs). It is exactly the kind of touch that sets the right tone from the very first moment.
Room 332 is an Ocean Terrace Room and it is, quite simply, everything you want a luxury hotel room to be. The space is beautiful and generously proportioned. The bed is exceptional. The air conditioning is exactly what you want from a hotel in Dubai: quiet, efficient and powerful enough to make the room cold the way we like it. The terrace looks directly over the Arabian Gulf with the Burj Al Arab right in front and a perfect sunset view to enjoy every evening.
There is genuinely nothing to fault here. It is one of those hotel rooms where everything has been thought through and nothing has been compromised.
Service is one of the most important things we assess when travelling and therefore a key point of this review of Jumeirah Marsa Al Arab Dubai. The verdict here is as positive as it gets.
Every single touchpoint, from check-in through to the pool, the restaurants and everything in between, was handled with the same warmth, professionalism and genuine attentiveness.
The concierge team, reachable via WhatsApp, responds quickly and assists efficiently. In a city where WhatsApp communication with hotels can be inconsistent, Marsa Al Arab handles it properly.
The pool service is excellent, attentive without being intrusive.
And one small detail that stood out above many others: personalised sleepers in the room with our initials on them. It is the kind of touch that takes real thought and execution, and it signals clearly that the service here is not just well-trained but genuinely considered.
This is the level of service we associate with the finest luxury resorts in the Maldives, and it is rare to find it matched in a city hotel context. Marsa Al Arab manages it.
Food and beverage is one of the defining strengths of this review of Jumeirah Marsa Al Arab Dubai, and the breakfast alone justifies a stay here.
It is, without any hesitation, the best breakfast we have had in Dubai (and one of the best ever, period). Not only the choice is massive but it is also far superior in quality to anything else in the city. The selection is extraordinarily generous across every category, and the pastries in particular are on another level. For comparison, the breakfast at Atlantis The Royal, while impressive in its scale, is ultimately about quantity. At Marsa Al Arab, the quality matches the quantity at every single station.
The timing is also very unusual and a great surprise. Seating (time until which you can arrive) runs from 7am to 11am, the buffet stays open until 12pm, you can order à la carte until 11:15am and drinks until 11:45am. Practically speaking, this means breakfast doubles comfortably as a late brunch or an early lunch, which for a staycation is simply perfect.
Beyond breakfast, the dining offering across the rest of the day is equally strong. Rialto, Mirabelle and The Cullinan are all excellent, with distinct concepts and consistently high quality. With 11 restaurants and 4 bars in total, the variety here is genuinely impressive and makes Marsa Al Arab a dining destination in its own right, not just a place to sleep.
The Talise Spa at Marsa Al Arab spans 3,500 sqm across three floors and is one of the most beautiful spa environments in Dubai. The treatment rooms have private terraces overlooking the Arabian Gulf, and the view of the Burj Al Arab from inside a spa suite is a genuinely extraordinary thing. The facility includes a hammam, sauna, steam bath and 13 treatment suites, each thoughtfully designed and impeccably maintained.
The gym deserves equal attention. It is large, bright, beautifully laid out and equipped entirely with brand new Technogym machines across every category. The views from the gym over the water make it one of the more enjoyable places to work out in the city, and the overall condition of the facility is excellent.
Marsa Al Arab has three pools that guests interact with regularly: a family pool, an adults-only pool and the stunning indoor pool within the spa complex, which again looks directly onto the Burj Al Arab.
The atmosphere by the pools is exactly right. Calm, well-managed and genuinely relaxing. The cabanas at the adults-only pool are a particular highlight, well-positioned, well-serviced and exactly the kind of setup you want for a full day by the water in Dubai.
The beach sits directly in front of the Burj Al Arab and is as beautiful a stretch of private beach as you will find in the city. Clean, well-maintained and with the backdrop of one of the most recognisable buildings in the world. On a clear morning, it is a genuinely spectacular place to be.
There are hotels you leave with a list of things that could have been better, and then there are hotels you leave with nothing on that list at all. This review of Jumeirah Marsa Al Arab Dubai falls firmly into the second category.
Everything here was perfect. The room, the service, the food, the spa, the gym, the pools, the beach. We had nothing to complain about and nothing we would have changed. And this is rare! We always find something to complain about usually.
It is the kind of hotel where you check out and immediately start thinking about when you can come back. For Dubai residents looking for a staycation, and for international visitors looking for the very best the city has to offer, Jumeirah Marsa Al Arab is the answer right now.
