Honest 2026 review of Atlantis The Royal Dubai after our stay: stunning architecture, world-class F&B and an exceptional gym, but service lacks the personal touch.

There are hotels that define a city’s skyline, and Atlantis The Royal is firmly one of them. Opened in February 2023 on the outer crescent of Palm Jumeirah, it announced itself to the world with a private Beyoncé concert and has barely left the conversation since. The 43-storey structure, designed by architecture firm Kohn Pedersen Fox, is genuinely gravity-defying to look at: two towers connected by a sky bridge, surrounded by vertical gardens, dramatic water features and countless of swimming pools. It is the kind of property that makes you understand why Dubai exists.
With 795 rooms, suites and penthouses, 17 restaurants, a 32,000 sq ft spa and a private beach, it is not a hotel so much as a small city. That scale is both its greatest strength and, depending on what you are looking for, its biggest limitation.

Because YES, it is genuinely beautiful. The architecture is bold and theatrical, the interiors are stunning, and the sheer ambition of the project is impossible not to admire. The pools are everywhere and they are all spectacular, ranging from the main lagoon-style pools at ground level to the famous Cloud 22 infinity pool suspended on the sky bridge 96 metres above the Palm. Do note that Cloud 22 is chargeable, even for guests of the resort. Whether you are a guest or just walking through, the visual impact never really fades.
We stayed in a Seascape King room, and it delivered exactly what the name promises. The room is spacious and very well designed, with a very comfortable bed and a beautiful horizon view over the Arabian Sea. Room 14675 sits at a great height and the outlook is open and calming, a proper sea view rather than a city one. The interiors follow the same neutral, minimalist palette as the rest of the hotel, which works well and lets the view do the talking. A solid room in every respect.
If you want something a bit more special, you can consider the Palmscape King room, which has a view on the Palm. Some prefer it, some prefer the ocean view, it is really a question of preference.

This is the area where Atlantis The Royal shows its limitations, and we want to be honest about it. At this scale, genuinely personalised service is difficult to deliver, and the hotel does not always manage it. The staff are professional and friendly, but the experience can feel impersonal. You are one of hundreds of guests, and it shows.
If you are the kind of traveler who values being known by name, having your preferences remembered, or the quiet attentiveness that defines the very best hotels, you may find Atlantis The Royal falls short. It is competent service at scale, not exceptional service.
It is definitely very far from what you would get in some small boutique luxury resorts in the Maldives where service and personalisation is always at the highest level.
This is where the hotel genuinely excels and where it arguably has no equal in Dubai, so we of course had to cover it in this review of Atlantis The Royal Dubai.
The F&B offering here is extraordinary. Breakfast alone is a spectacle: a vast spread with an enormous selection of dishes from every corner of the world. The quality of individual products is not always at the very top level, but the variety and sheer generosity of it is something else.
Beyond breakfast, the restaurant lineup is one of the strongest of any hotel anywhere. Ling Ling, the Hakkasan Group’s sophisticated Asian concept, is brilliant. La Mar, José Andrés’s Peruvian restaurant, is excellent. Milos, the acclaimed Greek seafood institution originally from New York, is a genuine destination in its own right. Nobu by the beach brings one of the world’s most recognised fine dining brands to a beautiful open-air beachfront setting. There are more. If food and drink matter to you, Atlantis The Royal is an extremely exciting place to be.
The gym is exceptional. It is one of the best-equipped hotel gyms we have seen anywhere, a massive space fitted entirely with brand new Technogym equipment across every category. Cardio, weights, functional training, everything is there and everything is in perfect condition. When it comes to gym quality, our review of Atlantis The Royal could not be any better.
The Awaken Spa is equally impressive in scale, with a hammam, chromotherapy lounge, halotherapy salt room and a long menu of treatments. For wellness-focused travelers, this is a genuine highlight.
Atlantis The Royal is an iconic hotel and worth experiencing at least once. The building is spectacular, the pools are incredible, and the F&B lineup is genuinely world-class. But it is a hotel for people who want scale, energy and spectacle, not refinement and personalisation.
If you are looking for something more intimate and polished, we would personally point you towards Marsa Al Arab or Bulgari Dubai, both of which deliver a more considered, refined luxury experience. Atlantis The Royal is Dubai at its most theatrical, and there is absolutely a place for that.
